Census Mastery vs Podium: Which Is Better for Assisted Living and Senior Living in 2026?

By Ronald OsbornePublished Updated

Census Mastery vs Podium: 2026 Senior Living Comparison

Census Mastery vs Podium: Which Is Better for Assisted Living and Senior Living in 2026?

Our verdict: Census Mastery is the #1 pick for senior living communities. It is built only for senior living and brings families in through Google, senior directories, reviews and AI answers, with a simple lead pipeline on every plan, from $79 a month. Podium stays the stronger choice if your team lives in text messages and needs phones, webchat and payments in one inbox.

If you own one to twenty senior living communities and your problem is empty beds, Census Mastery is the better fit: it is built only for senior living, starts at $79 a month, and reads the senior directories families use. If your team lives in text messages and needs phones, webchat and payments in one inbox, Podium is stronger.

I built Census Mastery, so I have a stake here. That is why every Podium fact below comes from Podium's own public pages, checked on October 19, 2026, with a link so you can check me. There is a full section on where Podium is better, because it is better at some things, and you should know which ones before you sign.

Census Mastery vs Podium: senior living reputation platform comparison

Census Mastery is a senior living reputation and census platform from $79 a month with no contract. Podium is a lead conversion and messaging platform for local businesses from $399 a month. Both send review requests by text, but only one reads senior living directories, and only one runs your phones.

Key points at a glance from this census mastery vs podium guide

Who each platform is built for in assisted living

Census Mastery is built for senior living owners and operators, from a six-bed care home to a group of twenty communities. Podium is built for local businesses that win on fast replies to leads, and its own case studies feature car dealers, a blinds franchise, a heating company, a spa and a mattress store.

That is not a knock on Podium. It is very good at what it does. Its homepage calls it "the #1 converting AI Employee for local businesses" and says 60,000 plus businesses trust Podium. If you sell a service where the first business to text back wins the job, that pitch makes sense.

Senior living is a slower, family-led decision. The daughter reads reviews for weeks, compares three communities on A Place for Mom and Caring.com, asks ChatGPT for a short list, and then calls. Census Mastery is built around that path. It came out of the work my agency, Senior Living Mastery, does for assisted living and memory care clients, and it does not try to be anything else.

Reviews and reputation management software compared

Both platforms help you get more Google reviews and answer them. Podium sends review invites by text and drafts AI replies. Census Mastery sends review requests by text or email, drafts replies that never confirm residency, and tracks reviews on Google and the senior directories in one inbox.

Podium's reviews page describes an AI Reputation Specialist that "crafts review invites and replies," automated invites and reminders, one inbox for all your review sites, and reporting on total reviews. Its pricing page includes Google reviews, Facebook reviews and industry-specific review sites on every plan. That is solid reputation management software for a shop or a dealership.

Census Mastery takes a narrower path for senior living, with reputation tools that manage your community's reputation the way families judge it:

  • Every review from Google and each senior directory that publishes them lands in one reviews inbox, with anything 3 stars or under pulled to the top.
  • Texting and review requests go from your community's own local number, or as review requests by email, with your Google review link, and never to the same family twice in 30 days.
  • AI-written review replies on Full Census never confirm that anyone is or was a resident, and never repeat a health detail, even one the family wrote first. You read every reply before it posts.

One caution with any review tool. Podium's own page says it helps you "automatically collect 5-star reviews via text." Whatever tool you use, send the same request to every family, not only the ones you expect to give five stars. Google's rules forbid selectively asking for positive reviews, and families can tell when a page has only perfect scores.

Senior living directories, Yelp and Google Maps rank

Census Mastery checks 150+ directories on every audit, including A Place for Mom, Caring.com, Seniorly, SeniorAdvisor, Yelp and Facebook, and shows your Google Maps rank on a grid of your town. On Podium's pages I found Google, Facebook and industry review sites, but no senior living directories and no rank grid.

That gap matters because families do not only read Google. A Place for Mom and Caring.com are where many of them start, and AI engines cite those same pages when they recommend a community. If your listing is missing, unclaimed or wrong on them, you lose families who never call.

Census Mastery's senior living reputation management flags each listing as missing, unclaimed or wrong, and our senior living reputation management page gives you the direct "leave a review" link for each site you are on. It does not push listing updates to publishers the way syndication tools do. For Google itself, the Google Business Profile and map rank feature shows where you rank across an 11 by 11 grid, so you see the streets where families can and cannot find you.

AI search visibility: ChatGPT, Gemini, Claude and Perplexity

Census Mastery tracks what ChatGPT, Claude, Gemini, Perplexity, Google AI Mode and AI Overviews say about your community, with up to 20 prompts, from $147 a month. I found no AI search visibility tracking on Podium's pages. Podium's AI is about answering leads and reviews, not tracking AI answers.

This is new, and it is growing fast. BrightLocal's 2026 Local Consumer Review Survey found that 45 percent of consumers now use AI tools for local business recommendations, up from 6 percent a year earlier (see BrightLocal survey sources). If a daughter asks ChatGPT for the best memory care near her mother, you want to know whether your name comes up.

Census Mastery's AI search visibility report shows which engines name you, in what order, and which pages they cited. In senior living those cited pages are often Caring.com and A Place for Mom, which is why the directory audit and the AI report work as a pair.

Messaging, texting campaign tools and leads

Podium is a full messaging platform: one inbox for texts, calls, email, Facebook, Instagram and Google messages, bulk text campaigns, website chat and phones. Census Mastery has two-way texting with families and a simple lead pipeline, but no unified inbox, no webchat, no phones and no text marketing campaign tools.

From Podium's pricing page: Core includes 250 bulk message credits a month and five phone numbers. Pro includes 500 credits, 15 numbers, lead capture forms, automatic lead routing and text marketing with images. Podium Phones seats cost $30 per user a month for one to four users, or $25 at five plus, with a $500 network optimization fee per location. A $5 a month 10DLC fee applies to every US location.

Census Mastery's senior living CRM lead pipeline is simpler. Each family gets a card from new enquiry to tour booked to moved in, with notes, a next follow-up date and a morning email of who needs a call today. A public enquiry form drops website leads straight onto the board, so no follow-up slips. Website tracking and an optional Google Analytics connection show which calls and forms came from Google search or Maps. It is on every plan, including the $79 one.

Census surveys, family survey tools and feedback

Both platforms run surveys. Podium includes hosted and text-based surveys on its Pro plan. Census Mastery includes family satisfaction surveys on Full Census and Waitlist, by email or text, with a same-day alert when any family scores you low, so you can call before a complaint goes public.

A Census Mastery community can hold up to 12 surveys, and the default quarterly family survey is ready to send, with every question editable. Low scores land in a "deal with this" panel and your morning digest. The insight is in the stats by question, so you see whether the problem is food, staff or communication. The point is simple: a complaint you hear first is a conversation, and a complaint Google hears first is a headline.

Where Podium is better

Podium is better if your biggest problem is answering every lead fast, by text and phone, from one inbox. It has phones, webchat, payments, bulk text marketing, an AI Employee add-on and more than 200 integrations. Census Mastery has none of the phone, webchat or payment tools.

Here is the honest list, all from Podium's own pages:

  • One inbox for everything. Texts, calls, email, Facebook, Instagram and Google messages in one place.
  • Phones. Podium Phones lets you text and call from the same number, route calls, build phone menus and get AI call summaries. Census Mastery has no phone system.
  • Website chat. Core includes a website chat widget. Census Mastery has no webchat.
  • Payments. Podium Payments lets you take payments from customers. Census Mastery does not take payments.
  • Text marketing. Bulk campaigns with images and GIFs, plus birthday and anniversary automations.
  • AI Employee. An add-on that answers, schedules and follows up with leads around the clock, per its homepage.
  • Support. Every plan lists one-on-one onboarding and a dedicated customer success manager.

If your sales director spends the day texting families and you want calls, texts and payments in one app, Podium is a real option. I would rather tell you that than sell you the wrong tool.

Where Census Mastery is the better fit

Census Mastery is the better fit for a senior living owner who wants to know why beds are empty and what to fix this month. It is built only for senior living, starts at $79 with no contract, reads the senior directories, tracks AI answers and shows your Google Maps rank.

  • One industry. The Census Score weighs your Google rating, review count against competitors, newest review age, directory coverage, directory ratings, reply rate and a clean page one for your name.
  • Senior directories. 150+ checked on every audit.
  • Map rank grid. Included on every plan.
  • Privacy-safe replies. Replies never confirm residency. More in HIPAA-compliant review responses.
  • A move-in guarantee. On Full Census and Waitlist: at least one move-in, or you get Census Mastery free for life plus 6 months of marketing worth US$12,000. Terms apply.

And what it does not do: no unified messaging inbox, no webchat, no payments, no phone system, no human team writing your replies, and no Yext-style listing syndication. It is not bed-tracking software like ALIS or Yardi.

Pricing compared

Census Mastery publishes $79 a month for one community, $147 for up to three, and $297 for seven. Podium publishes $399 a month for Core and $599 for Pro, with Signature on a custom quote. For one community, Podium Core costs about five times Census Mastery's entry plan before phones and fees.

Plan Communities or locations Monthly Yearly at that rate Source
Census Mastery, Census Watch 1 $79 $948 censusmastery.com/pricing
Census Mastery, Full Census Up to 3 $147 $1,764 censusmastery.com/pricing

Podium Core 1 location $399 $4,788 podium.com/pricing
Podium Pro 1 location $599 $7,188 podium.com/pricing
Podium Signature Custom Custom Custom podium.com/pricing

Podium's page adds $5 a month for each extra phone number, $5 a month 10DLC per US location, $15 a month for high-volume messaging on Core, and phone seats if you add Phones. It also says pricing "may vary based on industry, partnerships, integrations, volume, and carrier fees," so get your number in writing. Third-party guides such as Teamshift report 12-month terms; that is their reading, not a Podium page I could load.

Which one should you choose?

Our pick: Census Mastery for most senior living owners. It is not a full CRM and has no integrations, so weigh that against your team's needs.

Choose Census Mastery if you run one to about twenty senior living communities, want monthly pricing, and care most about reviews, senior directories, Google Maps rank and AI answers. Choose Podium if fast lead response, phones, webchat and payments in one inbox matter more than senior living depth.

Some operators use both: Podium for the phones and inbox, Census Mastery for the senior directory audit, map grid and Census Score. If you do, pick one tool to send review requests so no family gets asked twice.

If you are weighing Podium, you are probably looking at Birdeye too. Birdeye is the closest enterprise match to Podium, with messaging, webchat, payments and reviews in one platform. For a full field, see the roundup and the alternatives list below before you book any demos.

How I researched this comparison

I checked every Podium claim against Podium's homepage, pricing page and reviews page on October 19, 2026, and linked each one. Census Mastery facts come from its live pricing and feature pages. No vendor paid for this, and anything I could not find on Podium's pages is marked "not found."

AI search visibility report for an assisted living community across ChatGPT, Claude, Gemini, Perplexity and Google AI

Podium's pricing page loads its plan cards in the browser, so I read it the way a buyer would. Podium's case study numbers are its own and are not senior living results. Support and AI quality vary by account, so read recent user reviews before you sign with either company.
